Hawaiian Modern The starting point for this project was a 3/4 acre lot with an existing home, pool and mature vegetation throughout. The existing structure was updated and maintained as an ADU while a new single-story residence with detached garage was placed at the heart of the property. Inspiration gleaned from trips to Hawaii set the trajectory toward a modern residence which incorporated the best of tropical vernacular — a steep vaulted roof, deep overhangs, and warm wood siding. The end result is a finely crafted, yet comfortable home. The living experience is decidedly modern, yet nothing feels untouchable. North Granados

North Granados This new home in Solana Beach is a study on openness, careful alignments and long sight lines.  Expansive multi-panel doors slide away, blurring the line between indoor and outdoor living spaces.  A pool, spa and deck space were chosen over a traditionally landscaped backyard.  Exterior material palette is a mix of smooth troweled stucco, charred cypress siding, exposed masonry and glass.   Construction Type: New Construction Location: Solana Beach, CA Date Completed: 2018 Contractor: Steigerwald-Dougherty

Spencer Residence

Spencer Residence A small, oddly shaped lot on a coastal canyon provided the perfect opportunity to create a new home for the Spencer family.  Challenges included the need for a variance and a lengthy permit process with the Coastal Commission.  The payoff is a beautiful home now tucked in an existing neighborhood in old San Clemente.  Alternating stucco and cement board lap siding create a dynamic street front rhythm.  Large aluminum windows and doors open to a large second story deck and views to the canyon and ocean beyond.   Construction Type: New Construction Location: San Clemente, CA Date Completed: 2018 Contractor: DM Building

Neuhaus

Neuhaus JLC was charged with transforming a 35 year old home which had suffered a remodel or two into a cohesive and modern home. Sustainable design principles were placed at the forefront of the design process alongside functionality and aesthetics. The end result is a roughly 3,000 sf home that is both comfortable and beautiful. The exterior palette is defined by Resysta siding and decking, acrylic stucco, a standing seam metal roof and black aluminum windows and doors. Aran Cucine

Aran Cucine Formerly a run-down antique shop, this tenant improvement stripped the existing structure down to its basic elements to create a simple, raw backdrop for the new retail experience.  To accomplish this all existing framing was sandblasted, ceiling and exposed hardware were painted black and major beams were given a light whitewash to highlight the structure.  Stainless steel cable railing and a concrete floor finish round out the neutral palette.  Aran Cucine provides custom cabinetry for kitchens and closets.  JLC provided basic design and permit processing for the new build-out.   Construction Type: Tenant Improvement Location: Solana Beach, CA Date Completed: 2016

Orchard Spec

RSF Modern

RSF Modern JLC was charged with a major face lift of this one-of-a-kind custom home.  Originally built in 1997, the overall structure of the home allowed for design features that would not otherwise be approved under strict Rancho Santa Fe design guidelines.  Exterior materials include stucco and glass walls, a new aluminum fascia and wood T&G soffits.  The new railings are defined by horizontal steel rods and a wood cap.  The rear courtyard was also renovated with a completely refinished pool, new hardscape and a custom cast-in-place concrete fireplace.   From the homeowner: “Jean-Louis and Tyler are incredibly talented architects and more importantly in my opinion, nice and honest people. They re-designed an adobe house into a modern masterpiece and worked effectively with the RSF art jury to get it approved (which is no small feat). They were readily available, responding quickly to our emails and phone calls. They genuinely felt bad when we had trouble with our contractors, and came to weekly meetings to try to move construction along. Solution Farms

Solutions Farm The task of rehabilitating 25,000 square feet of a less-than-stellar greenhouse structure was a fairly straightforward endeavor for JLC architecture. The real challenge of this project was coordinating the design and construction of a cutting-edge aquaponics system. South Granados

South Granados Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner.   The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner.
